Our client is a leading Telecoms company in the Middle East. They have an outstanding reputation for delivering quality, innovation and reliability. They work with international companies on special projects and have a large multicultural workforce We are looking for an experienced DIRECTOR- Buildings and Facilities to join their team in Riyadh, Saudi Arabia. OVERVIEW OF ROLE Directly manages the strategic planning for the buildings and facilities section to continuously develop effective building projects and facilities maintenance operation management in order to attain high quality systems and standards. Directly oversee the management of all issues that pertains to building infrastructures, building facilities maintenance operations, repairs and renovations. Manage the implementation of cost effective operating plans, process and procedures. Directs and contributes in designing company facilities, project implementation and commissioning, implementation of corrective and preventive facility maintenance to insure all aspects shall meet general specification in accordance with all standards. Leads and analyses problems and formulates alternative/innovative solutions to support the VP to achieve the section’s major objective and strategy plans. Reporting to: Vice President – Buildings and Facilities KEY RESPONSIBILITIES Department Strategy Formulation • As a senior member of the Building and Facilities team contributes to the formulation and implementation of strategy and plans as appropriate for the department needs and objectives. Department Management • Manages the day-to-day operations of Buildings and Facilities and maintenance and facilities, providing expertise, encouraging and ensuring teamwork, aligning work process in order to achieve high performance standards, meet established targets, objectives and employee engagement in a motivated environment • Exercises financial authority within established limits and controls departmental expenditure. Project Team Leadership • Leads and directs project teams compromising internal and contracted resources to maximize effectiveness to deliver projects on targeted time, costs and project/s standard quality. Project Scope • Defines and documents the project scope, project targets/objectives and high level project plans to translate desired business benefits into clear and achievable project objectives. Maintenance Scope • Oversees and directs the development and agreement to annual maintenance/ refurbishment plans and associated budgets • Oversees and directs the buildings and facilities operation and repair and maintenance of all facilities and any other related support system, ensuring the best practice and standard are met • Oversee and directs the implementation of preventive and corrective maintenance at all facilities Resource Planning • Prepares overall project resourcing and contingency plans to ensure effective individual project resourcing to meet all of the project objectives/ goals in all likely circumstances Project Funding • Oversee and directs the coordination with Finance to secure project funding and establish partnership enabling agreement to plan in line with strategic objectives of the company • Financial budget planning, monitoring and cash flow Pre-Qualification • Oversee and directs line pre-qualification process to ensure that best possible resources are made available to company in a cost efficient and effective manner Design Development • Oversee and directs the supervision and participates in the development of conceptual and preliminary designs. Includes discussions with management to ensure they are satisfied with the proposed designs and that their requirements are being met • Oversee and direct the team for the fine tuning and preparation of engineering drawings for all disciplines- electrical, civil, mechanical, air conditioning, architectural, alarm systems and data, - bills of quantities and specifications and determines furniture positioning Project Work Quality • Oversees and directs project teams to strictly implement the engineering standards with the consultants, contractors and subcontractors to assure the high quality of workmanship/ craftsmanship in order to attain the highest quality of project outcome within the frame works of engineering and company standards Budget Monitoring • Oversee and directs constant monitoring project budgetary status based the project / contractor scope of work, contracts to insure that the project will be completed within the allotted cost Related Assignments • Performs other related duties and assignments as may be directed by the higher level of supervision ESSENTIAL REQUIREMENTS • Bachelor’s Degree in Architecture or Civil Engineering in a known reputable College or University • With post-graduate special training and seminars in the field of: Project Management and Building Facilities Operation and Maintenance • 8 years of fulltime experience in Project management in a large organization specifically on technical aspect • Good experience in various Engineering projects in direct implementation, design, supervision and building facility maintenance operations • 5 - 6 years fulltime experience in senior managerial level role • Excellent knowledge in project management KEY SKILLS • Knowledge of floor plans, layouts, design software applications, engineering principles and standards • Good knowledge in buildings and facilities operation and maintenance • Good knowledge in tender procedures, vendor pre-qualification, consultant pre-qualifications • Good knowledge in budget/financial planning, monitoring and cash flow • Computer literate • Advance level in English language • Advance level in written and oral communications • Good communication and interpersonal skills • Good leadership skills • Critical thinking and good analytical skills • Well-developed managements skills • Good organizational skills • Time management skills • Good negotiating skills COMPENSATION
